This Policy applies to all customers who have registered for any real estate project, plot, or property through our platform by making a payment of ₹21,000 or any other amount specifically mentioned for the concerned project.

Cancellation Terms

How to submit a valid cancellation request for your registration

  • Cancellations prior to agreement execution are valid for full refund

This Cancellation & Refund Policy (“Policy”) is published by RTN Propusers Pvt Ltd (“Company”, “we”, “us” or “our”) for users of the website https://universalsquare.org (“Website”). This Policy outlines the terms under which users may cancel their registration and seek a refund for booking or registration amounts paid for commercial project listed on our platform. This Policy is in compliance with the Real Estate (Regulation and Development) Act, 2016 (RERA), Consumer Protection (E-Commerce) Rules, 2020, and applicable Indian laws.

  1. SCOPE

This Policy applies to all customers who have registered for any real estate project, plot, or property through our platform by making a payment of ₹21,000 or any other amount specifically mentioned for the concerned project.

  1. CANCELLATION TERMS
  • A customer may cancel their registration for a project by submitting a written request to our support team via email or through their user dashboard (if applicable).
  • The cancellation request must clearly mention:
    • Name of the project,
    • Date of registration,
    • Payment reference,
    • Reason for cancellation (optional).
  • Any cancellation made prior to entering into an agreement to sell or executing any legal documentation with the developer shall be considered valid for a full refund of the registration amount.
  • If the agreement to sell or any project-specific documentation has already been executed with the developer, cancellation shall be governed as per the terms set by the developer and the applicable RERA rules.
  1. REFUND ELIGIBILITY
  • The registration amount (₹21,000 or the project-specific amount) is fully refundable in case of:
    • Voluntary cancellation prior to execution of binding documentation.
    • Unavailability of the selected plot or unit after payment.
    • Project cancellation or delisting due to regulatory or developer-related issues.
  • In cases where additional charges or booking amounts were paid directly to the developer, refunds for those payments shall be processed directly by the developer in accordance with their cancellation policy.
  1. REFUND PROCESSING TIMELINE
  • Standard Processing: Refunds will typically be processed within 15 business days of receiving the complete cancellation request and required documents.
  • Extended Processing: In exceptional circumstances, it may take up to 45 business days depending on verification, developer response, or compliance checks.
  1. REFUND METHOD
  • Refunds shall be issued to the original payment method used at the time of registration, unless otherwise mutually agreed.
  • An email or SMS confirmation shall be sent once the refund is processed.
  1. NON-REFUNDABLE SCENARIOS

Refunds shall not be processed in the following cases:

  • Where cancellation is sought after legal documentation (agreement to sell, allotment letter, etc.) has been executed and cancellation is contrary to developer terms.
  • Where the cancellation is due to default or misrepresentation by the customer.
  • Where a customer is found to have violated the platform’s Terms & Conditions or misused any promotional schemes or third-party offerings.
  1. DISPUTE RESOLUTION
  • Any disputes arising out of refunds or cancellations shall be resolved in accordance with the dispute resolution terms mentioned in our Terms & Conditions.
  1. GOVERNING LAW

This Policy shall be governed by and construed in accordance with the laws of India. All disputes shall be subject to the exclusive jurisdiction of the courts in Delhi, India.
